Q: Do I qualify for the 2009 First-Time Homebuyer Tax Credit of $8,000?
A: The new tax credit is available to someone who did not own another primary residence at any time during the three years prior to the date of purchase. So, if the last time you owned a home was in 2005, you are eligible for the credit even though it is really not your "first" home. If the home is sold prior to three years of ownership, the tax credit must be repaid otherwise there is no repayment of the $8,000 tax credit. Q:  What does the ENERGY STAR designation mean?
A:  Timber Ridge Homes is proud to announce that it has entered into a Home Builder Partnership Agreement with the EPA and LIPA to carry the ENERGY STAR designation on select communities we are building.

ENERGY STAR labeled homes are nationally recognized for saving approximately 30% on home energy costs compared to conventional new homes because they feature the best building practices and technologies for higher efficiency. They are also more comfortable, durable, healthy and safe. Only the best builders in New York can be part of the New York ENERGY STAR labeled Homes Program and Timber Ridge Homes is one of the Best!

This Agreement means that Timber Ridge Homes will build homes that meet the ENERGY STAR performance standards of a Home Energy Rating System rating score of 84.0 or better. This includes a minimum of a 500kWh’s of electrical savings from a combination of ENERGY STAR labeled lighting, appliances, and/or ECM motors. These ratings are compiled by an independent certified Home Energy Rating System rater.

This also means that Timber Ridge Homes will build low infiltration/tight homes that are properly insulated, use properly sized and selected HVAC equipment that meets the ENERGY STAR efficiency standards, install duck work that is properly sized, sealed and balanced, install an energy efficient domestic hot water system and include automatically controlled mechanical ventilation systems to meet NY State Building Code.

Here is just one more reason why Timber Ridge Homes is a builder you can trust, Long Island’s premier builder of fine quality homes.
